Benson Commercial Realty, Inc (“BCR”) was founded in 1988 by Scott H. Benson, President and CEO. His mission was to provide comprehensive Real Estate services for developers, property owners, investors, institutions, retailers and commercial and medical tenants throughout the New York Suburban and Connecticut marketplace. BCR quickly established itself as one of the dominant real estate firms in region, while simultaneously National firms such as Cross and Brown, Studley, and Helmsley Spear were closing their suburban offices. As the commercial occupancy rates began dropping in the early 90’s. BCR established a separate sublease division in an effort to assist consolidating regional company’s dispose of their excess leased and owned space. BCR was the first to create tailored videos for relocating companies of availability in their desired market and category of type of space required. Major Corporate entities such as American Booksellers, Akzo Chemical, Marine Midland, Reichold Chemical, GMAC, Columbia Presbyterian, New York Life, and Coutaulds USA quickly availed themselves of these services. By the mid 90’s BCR had created one of the largest full service Real Estate Firms throughout the Hudson Valley, Westchester and Fairfield counties.

BCR’s Exclusive Property Division led the firm’s rapid expansion assembling a diverse portfolio of properties for sale and lease. These included exclusive agency assignments for premier Class “A” projects such as the 500,000 SF 333 Westchester Avenue property owned by the Cohen Brothers, The 65,000 SF former CVS HQ’s property in Rye, the 200,000 Taconic Corporate Park in Yorktown Heights, The award winning 170,000 SF International Corporate Center at Rye, The 10 acre American Booksellers HQ’s in Tarrytown, and a 26 acre Industrial site in Peekskill which ultimately was sold to 5 separate user groups, who built their own facilities.

In 1998 BCR established it’s Industrial and Land group who were responsible for the assemblage for the largest Bed, Bath & Beyond store in the country representing both Sy Symms and the developer. The sale of the 100,000 SF Common Brothers Building, The assemblage of 25 acres for the Solomon Schecter School in Greenburgh, Representing Coke in both their regional HQ’s move and distribution facilities, and 15 other major transactions in the next 2 years alone. The core of BCR’s success has always been founded in its Commercial leasing team, who in just the forth quarter in 1995 concluded 37 transactions totaling 226,000 SF valued at $20,000,000. This team’s success has always been their ability to represent a diverse tenant base from the 1000 SF satellite office for the Westchester District Attorney to the 40,000 SF HQ’s and Lab facilities for Acordia Therapeutics.

BCR has been retained over the years as Consultants/Advisors for a diverse array of assignments. These include the retention by Hughes Hubbard and Reed on behalf of Nextel for their 50,000 SF relocation to White Plains. The appointment as the 1031 sales consultant by the former owners of Liberty Bus, securing over 40 million in new assets throughout Westchester and Fairfield, as well as Fareri Associates retaining BCR to assist in the construction management, leasing, and day to day operations of the Award winning 215,000 SF 19 Bradhurst Medical Building in Hawthorne, the disposition of 401 Columbus Avenue in Valhalla, and varied acquisitions throughout Greenwich Connecticut on behalf of Mr. John Fareri.

Over the 22 years since its’ formation, BCR has been a strategic alliance partner for many of the country’s largest and most prominent real estate and law firms, as well as a founding member of the Arete group. BCR is supported by the latest technology and database systems, and have been involved in numerous transactions Nationwide. Scott BensonScott H Benson is the founder and Chief executive officer of Benson Commercial Realty, Inc (ďBCRĒ). With over 25 years of Real Estate experience, Mr. Benson saw that with the closing of offices in Westchester and Fairfield counties by formidable competitors such as Cross and Brown, Studley, and Helmsley Spear in the late 80ís, that the door was open to launch his new firm. He began by securing over 10 exclusive properties near train stations throughout Westchester and Connecticut, anticipating a new wave of New York City relocations that had been witnessed in the mid and late 70ís. His bet was right. By 2010 his firm has been responsible for securing in excess of 2400 transactions with an aggregate value nearing $1 billion. He is known for his unparalled experience in landlord and tenant representation, new construction, commercial & industrial leasing and subleasing, investment and user sales, consulting and advisory services, and market analysis.

Mr. Benson began his career as Assistant Director of Retail Leasing at Huberth and Peters in Manhattan where he focused on the then emerging NoHo and SoHo markets. He then served as Managing Director of National Real Estate Management Company based in Philadelphia for two years, where he oversaw a vast portfolio of Residential, Commercial, and Retail properties throughout Pennsylvania and New Jersey. Born and raised in Kings Point New York, Benson then returned to NY to take a position as Vice President of a prominent Real Estate Brokerage company in Westchester County, NY. In 1988 he founded BCR, which soon became one of the largest multi disciplined Real Estate Brokerage concerns throughout Westchester & Fairfield counties and the Hudson Valley Region.

Mr. Bensonís list of prestigious clients includes many of the nationís and worlds premier companyís including IBM, CVS, Motorola, Mitsubishi, Sugai Chemical. Feintool, Coke, Belmay, Acordia Therapeutics, Hitachi, MTA, New York Life, Columbia Presbyterian Hospital, Marubeni, Akzo Chemical, Symmís, Nextel, General Motors, Courtaulds, Corporate Express, VNS, McGraw Hill, Travelers, Xerox, and Metropolitan Life.

He has also worked with an equally impressive list of owners and investors including The Related Companies, Forest City Ratner, Reckson, Mack Cali, Toll Brothers, Fareri Associates, New Plan, Urstadt Biddle, Cohen Brothers, W&M Properties, Equity Residential, Gateside Development, George Comfort and Sons, Per Bar, Silverman Realty, Diamond Properties, Seaboard Properties, Simone Development and GE Capital.

He is a noted writer and lecturer on Suburban NY and Connecticut Commercial Real Estate.
